Neighborhood profiles
Where to rent in the DMV
Profiles for 22 neighborhoods across DC, Maryland, and Virginia. Each uses RentSift's 2026-04-29 asking-rent snapshot, official transit/rent-rule sources, and links to run detailed reports on specific addresses.
Rent ranges use RentSift 1BR asking-rent snapshot, Apr. 29, 2026. Access labels are qualitative; address reports can include API-backed Walk Score data when the configured service returns it.
Washington, DC
Dupont Circle
Walkable accessCentral NW neighborhood around the Dupont Circle Metrorail station, with rowhouses, older apartment buildings, embassy blocks, and mixed-use corridors along Connecticut Avenue and 17th Street NW. Exact building age, licensing, and complaint history still need an address-level check.
Columbia Heights
Walkable accessTransit-served DC neighborhood around the Columbia Heights station and the 14th Street retail corridor. Building stock includes older walk-ups and newer apartments, so RentSift should be used to check property-specific pest, maintenance, licensing, and public-safety records before signing.
Shaw / Logan Circle
Walkable accessCentral DC rental area around Shaw, Logan Circle, U Street, and the 7th/9th/14th Street corridors. It has strong Metro access and active dining/nightlife corridors, so renters should check the exact address for late-night venue proximity, police reports, and housing-condition records.
Capitol Hill
Walkable accessResidential DC neighborhood around Eastern Market, Capitol South, Potomac Avenue, and the Pennsylvania Avenue SE corridor. Rentals range from rowhouse units to larger apartment buildings; public-safety and maintenance records should be checked at the exact address.
SW Waterfront / The Wharf
Walkable accessSouthwest DC rental area around Waterfront and The Wharf, with newer apartment buildings, older Southwest stock, and dining/entertainment activity near Maine Avenue SW. Renters should verify whether the specific building is rent-stabilized or exempt.
Adams Morgan
Walkable accessNorthwest DC neighborhood centered on 18th Street NW, with older multifamily buildings, rowhouse rentals, restaurants, and nightlife. There is no station inside the neighborhood, so transit access depends on the exact block and walking route.
Montgomery County, MD
Bethesda
Walkable accessMontgomery County downtown centered on Wisconsin Avenue, Bethesda Avenue, and the Bethesda Red Line station. It is one of RentSift's higher-rent Montgomery County ZIP markets in the current snapshot, but building-level fees and rent-stabilization status still need confirmation.
Downtown Silver Spring
Walkable accessUrban Montgomery County center around the Silver Spring Transit Center, Red Line, MARC, bus connections, and downtown apartment stock. RentSift's Apr. 29 ZIP 20910 1BR sample is lower than Bethesda's, but individual building fees and rent-stabilization coverage can change the lease math.
Rockville Town Center
Mixed accessCounty-seat downtown around Rockville Town Square, the Red Line, MARC, and mixed-use apartment buildings. The town-center core is more walkable than surrounding Rockville blocks, so renters should check the exact building location.
Wheaton
Mixed accessMontgomery County area around the Wheaton Red Line station, Georgia Avenue, and Westfield Wheaton. Renters get Metro access with a smaller Apr. 29 RentSift sample than Bethesda or Silver Spring, so treat the range as a local snapshot rather than a complete market census.
Germantown
Car-orientedUpper Montgomery County rental area with MARC access and auto-oriented apartment clusters. RentSift has only a small Apr. 29 1BR sample in ZIP 20876, so renters should compare multiple exact buildings before treating any single rent as market truth.
Prince George's County, MD
College Park
Mixed accessUniversity of Maryland area with Metrorail, MARC, student-oriented rentals, and conventional apartment buildings. Purple Line service is planned for 2027, so it should be treated as future access rather than a current commute option.
Hyattsville / Arts District
Mixed accessInner Prince George's County rental area spanning the Route 1 Arts District and nearby Metro-served Hyattsville blocks. The exact rental context differs between the Arts District, Hyattsville Crossing, and West Hyattsville, so RentSift uses the sample ZIP as a snapshot rather than a countywide claim.
Fairfax County, VA
Tysons
Mixed accessFairfax County employment and retail center served by the Silver Line. Apartment buildings cluster near Tysons, McLean, Greensboro, and Spring Hill stations, while many errands still depend on the exact building location and pedestrian route.
Reston
Mixed accessPlanned Fairfax County community with apartment clusters around Reston Town Center, Wiehle-Reston East, and village centers. The Town Center and Silver Line areas are more walkable than the broader community.
Herndon
Mixed accessFairfax County community near Dulles corridor employers and the Herndon Silver Line station. Downtown Herndon has a smaller walkable core; apartment access and commute usefulness vary by exact address.
Springfield
Car-orientedSouth Fairfax County rental area around Franconia-Springfield and auto-oriented commercial corridors. The station area has rail access, but many apartment choices still require car trips for daily errands.
Arlington, VA
Clarendon / Courthouse
Walkable accessArlington Orange/Silver Line corridor around Clarendon and Court House, with dense apartment stock, restaurants, and nightlife along Wilson and Clarendon boulevards. Public-safety and noise context should be checked at the exact building.
Rosslyn
Walkable accessHigh-rise Arlington corridor across the Potomac from Georgetown, with strong Metrorail access and office-heavy daytime activity. Apartment pricing varies by river proximity, age, amenities, and fees.
Ballston
Walkable accessEastern part of Arlington's Orange/Silver Line apartment corridor, centered on Ballston-MU, Virginia Square, and nearby mixed-use development. RentSift's Apr. 29 ZIP 22203 sample shows a wide 1BR spread, so building age and fees matter.
Loudoun County, VA
Ashburn
Car-orientedEastern Loudoun County community served by the Silver Line at Ashburn, with apartment clusters near Ashburn, Broadlands, One Loudoun, and the Dulles corridor. Loudoun County describes the area as home to one of the world's largest data-center concentrations, so nearby EPA/noise/land-use context is worth checking by address.
Leesburg
Car-orientedHistoric Loudoun County seat with a walkable downtown core and more car-oriented apartment options outside downtown. RentSift has only one Apr. 29 1BR row in the sample ZIP, so use the address report and rent-trends search before relying on a single number.
