RentSift

Washington, DC cost guardrails

Official DC rent, application-fee, deposit, late-fee, and add-on rules. These are jurisdiction-level guardrails, not a building fee schedule.

Use this as a guardrail, not a quote. RentSift can show separate fee and move-in planning components, but it does not know this property's pet, parking, amenity, admin, internet, insurance, or lease-break fees unless a public source provides them. A listing price is not added to required-fee ranges unless that snapshot preserves whether it is base rent or total monthly price. Ask for the written lease packet and fee schedule before paying an application fee.

Treating the model as this building's actual quote

What the report models.

The report's Fees and move-in context row shows these ranges as separate planning components. It does not add them to the advertised price: most tracked snapshots predate price-type capture, so RentSift cannot tell whether required fees are already inside the advertised number. The high end assumes the high-cost add-ons apply; ignore them when a renter will not use parking, pets, storage, or similar services.

Evidence basis. Official caps are available for application fees, security deposits, late fees, rent-control increases, and tenant-screening disclosures. A free comprehensive DC building-level feed for pet, parking, amenity, internet, insurance, and other lease add-ons was not found.

+$45-$240/mo

Recurring service-fee exposure seen in public apartment disclosures: trash, pest, package, amenity/admin, billing/payment, renter-insurance minimums, and bulk utility or internet charges where used. DC requires fee disclosure before screening and bars pre-lease fees other than the application fee.

+$0-$475/mo

Parking, pet rent, storage, EV charging, and optional/bulk services can materially change the top of the stack. The high end models these as present; remove them when they do not apply.

$54-$700 + deposit cap

Application-fee cap plus modeled lease-signing move-in/setup exposure and the DC one-month security-deposit cap. Before lease signing, DC allows only the application fee.
